Q: How much does modular construction cost?
A: A very basic ranch home can start at as little as $83,000.00 delivered to your site. We have an expansive product line ranging from capes and ranches to multi-family designs to colonials, contemporarires and upscale luxury homes (our specialty).

Q: What is included with the home?
A: Modular homes can arrive on site with vinyl flooring, carpet and padding, kitchen cabinets and sinks, bathroom cabinets and sinks, tub/shower units, standard lighting fixtures, outlets, decor light switches, vinyl windows, interior and exterior doors, breathable wire shelving in closets, doorbells, vinyl siding and soffits, aluminum fascia and more.

Q: What is involved in purchasing and building a modular home?
A: Martin Homes, Inc. is a full service modular dealer and general contractor. In a nutshell, steps generally go in this order:

  • Choose style of home and options
  • Order NYS stamped building plans from manufacturer
  • Acquire building permit
  • Prepare site (excavation, foundation, etc...)
  • Set home on foundation
  • Finish home (electrical & plumbing hookups, drywall patching, gable-end siding, etc.)
Q: How long does it take?
A: Homes can be delivered and set on the foundation in as little as three weeks from the date of order. From the date the home arrives it takes approximately three months (depending on the size of home and on-site options installed) for completion.

Q: Can I do some or all of the work myself?
A: Yes. Martin Homes, Inc. is a modular home dealer and will order, ship and set your home on your foundation using our crane and set crew. This is called a "ship & set." Since we are a full service company, we generally prefer to either do a ship & set or a full turn-key package. Some exceptions are working with a plumber, electrician or other major sub contractor the home owner hires personally.

Q: How do we get started?
A: See our contact page. We can send you a brochure, or you can fax or email us a design you already have. Let us know what you need in your new home (wish list) including factory installed options (fireplace, Jacuzzi) and on-site options (central A/C, hardwood flooring, tile, central vacuum). If you are interested in a turn-key package, send us a survey and septic design (if applicable) of your property so we can get the "big picture."
